The project, located at 1506-1548 West First Street, proposes to demolish the existing vacant commercial buildings on the site and construct 62 three-story attached for-sale residential units in eleven separate buildings on a 2.47-acre site. The project includes four 2-bedroom units and 58 3-bedroom units at a density of 25.83 units/acre. The two-bedroom units will have approximately 1,302 square feet and the 3-bedroom units will range from approximately 1,469 square feet up to 2,108 square feet. There will be a community building for the residents with approximately 850 square feet located in the north east area of the site adjacent to First Street with outdoor seating and a barbecue bar for the residents. Approximately 8,588 square feet of private open space is proposed as well as 19,517 square feet of common open space throughout the site, which includes landscape setbacks and three courtyard parks. A courtyard pocket park is proposed at the east end of the site and will connect with the community space building. Two courtyard pocket parks are proposed for the west area of the site, with one park located adjacent to and south of First Street, and a second courtyard park proposed south of the park adjacent to First Street. Both parks will be connected with a landscaped parkway. The project proposes a total of 139 parking spaces, including 124 resident spaces and 15 guest parking spaces. A gate entry with a security system will provide site access from Walnut Street.
