1200 N. Main Partners L.P. is proposing to convert an existing 9-story building into a mixed-use residential and commercial project at 1200 North Main Street. The 1.61 acre site currently contains a 9-story office building and a 2-level parking structure with approximately 302 parking spaces. The applicant is proposing an adaptive reuse project and intends to convert the first floor into new commercial space and convert the remaining 8 floors of the structure into 149 lofts. Further, a 10th floor will be added that will include 5 penthouse units, a community/gym room and an outdoor pool and spa with seating/gathering areas. The units will be constructed to condominium standards for future sale of the units. The project will require a tentative tract map, an amendment to the existing Midtown Specific Plan (SP-3) zoning standards and a variance for a reduction in parking.
